The rate source changes the gain
HMRC doesn’t prescribe a source. It asks for the rate in force on each date and a consistent method (CG78310). Pick one, use it for every figure, keep it. TealFX defaults to the Bank of England daily rate, and never picks a source for a lower gain.
Example: a Lisbon flat bought for €310,000 in 2019 and sold for €445,000 in 2025, with costs

Your assistant, using TealFX
Your legal fees came to £11,222.26. The Bank of England didn’t publish a rate on 26 May because it was a bank holiday, so I’ve used the previous working day (23 May) at 1.1896 € per £1.
